Exterior Basement Waterproofing in Ohio

The approach that treats the outside face of the foundation: dig to the footing, prepare and seal the wall, add drainage board and a footing drain, then backfill so water moves down and away instead of into the wall.

Exterior waterproofing is the more invasive of the two main strategies and the one that addresses the wall itself. Instead of collecting water after it reaches the foundation, it aims to keep the soil column from loading the wall at all.

The sequence of work

1. Excavation

Soil is removed along the affected walls down to the footing. Depth is the constraint that drives everything else — a full-depth Ohio basement means an eight-foot trench with proper sloping or shoring, plus somewhere to stockpile the spoil.

2. Wall preparation

The exposed wall is cleaned of old coatings and soil. Honeycombing, tie-rod holes, form voids and open mortar joints are patched, because a membrane will not bridge a hole.

3. Membrane

A waterproofing layer is applied — commonly a fluid-applied rubberized asphalt or a sheet membrane. Applied over a sound, prepared surface, it forms the barrier between the wall and wet soil.

4. Drainage board

A dimpled board or drainage composite over the membrane creates an air gap so water runs down the wall face rather than sitting against it, and protects the membrane during backfill.

5. Footing drain

Perforated pipe is set in washed stone beside the footing, wrapped in filter fabric, and pitched to a gravity outlet or a sump. This is the part most likely to have failed on an older home — original drains were often laid without stone or fabric.

6. Backfill and grading

Cleaner, better-draining backfill goes in near the wall where practical, and the finished grade is sloped away from the house. Downspouts are extended past the backfill zone; discharging into it defeats the whole system.

When exterior work is the right choice

  • The wall is deteriorating — spalling block, deep honeycombing, active mortar loss.
  • The original footing drain is confirmed missing, crushed or never connected.
  • The basement is finished and cutting the floor perimeter is unacceptable.
  • An addition or new construction makes access straightforward and cheap.
  • Water is entering above the footing where interior drainage cannot help.

Cost compared with interior systems

Exterior projects typically run higher than interior drainage because of excavation, equipment, disposal and restoration. Expect roughly $4,500 to $18,000 for exterior drainage and water-management work, and $8,000 to $25,000 or more for extensive full-perimeter waterproofing with restoration. Partial exterior work

Not every project needs the whole perimeter. A single problem wall, a window well that collects runoff, or an area where a driveway sheds water toward the house can often be handled as a targeted dig at a fraction of the full cost.

Exterior Waterproofing Questions

Does exterior waterproofing require removing landscaping?
Usually. Excavation needs working room against the wall, so shrubs, walkways, patios, decks and porch footings in the path are affected. Restoration is a real line item and should be discussed before work starts.
Is a spray-on coating the same as a membrane?
Not necessarily. A thin damp-proofing coat resists moisture vapor; a waterproofing membrane is designed to bridge small cracks and hold back liquid water under pressure. The distinction matters when the wall will sit against saturated soil.
Can exterior work be done in an Ohio winter?
Excavation is possible in mild conditions, but frozen ground and cold-temperature membrane application create real limits. Most exterior projects are scheduled for the drier part of the year.
