A drainage system fails quietly. Nothing breaks visibly; the basement simply starts taking water again during storms that it handled a few years earlier. By the time there is standing water on the floor, the line has usually been partly blocked for a while.
The four common failure modes
Silt and sediment
Pipe laid directly in soil, or in stone without a filter fabric, gradually fills with fine material. The pipe is intact but the usable cross-section shrinks until it can no longer keep up with storm flow.
Collapsed or crushed pipe
Thin-wall corrugated pipe under a driveway, or old clay tile under settled backfill, can be crushed flat. Water backs up behind the break and finds the floor.
Iron ochre
A rust-colored gelatinous buildup from iron bacteria. It coats stone and pipe walls and is the most stubborn form of fouling — systems in ochre-prone areas need cleanouts designed in from the start.
Discharge problems
The line inside can be perfect while the outside is the problem: a discharge that dumps two feet from the wall, an underground extension that freezes or roots out, or a sump connection that was never properly tied in.
Older clay tile in Ohio homes
Homes built before roughly 1960 frequently used short clay tile laid end to end with open joints. That design worked because the joints admitted water — and it fails for the same reason, because those joints admit roots and soil. Clay tile that is still functioning can be left alone; clay tile that is packed is replaced rather than repaired.
Repair or replace?
- Repair when the failure is localized — one crushed run, a broken sump connection, a discharge line that needs to be re-routed.
- Clean when the pipe is intact, accessible and only sedimented, and a cleanout can be added to keep it maintainable.
- Replace when clay tile is packed, the pipe has no fall, or the original system only covered one or two walls of the basement.
A camera inspection through the sump pit or a cleanout is what separates these cases. Skipping it is how homeowners end up paying for a full perimeter system when a single section was the problem.
Signs your system has stopped working
- Water on the floor during storms that used to pass without incident.
- A sump pit that stays dry while the slab is wet.
- Orange staining or slime at the pit or discharge point.
- A persistent damp, musty smell that returns each spring.
- Efflorescence reappearing at the base of walls after previous repairs.
